Case Study

The proposed scope of this project includes the design, engineering, and construction of three operating rooms. These will be executed as an interior fit-out of approximately 335m2 (3,610sf) of unoccupied, unimproved existing interior space. The Scope of Work is confined to a portion of Lower Level 1 in Wing T.

The interior fit-out entails the development of three operating rooms (indicated as numbers 5, 6, and 7), which will be located adjacent to existing surgical functions. Operating Rooms 5 and 6 will accommodate general surgery functions, while Operating Room 7 is to be an Angio/Hybrid operating room equipped with a Siemens ZeeCeiling C-Arm. The C-Arm function will be supported by a small control room adjacent to and accessible from Operating Room 7. Each operating room will feature the Stryker I-Suite medical equipment boom arrangement and will be supported with a full array of medical equipment.

The three operating rooms shall be accessed via a new restricted corridor. This corridor will extend from the existing restricted corridor in front of Operating Room #4, and will connect with the existing non-restricted corridor adjacent to the existing elevator core. The new corridor connects and completes the building circulation pattern and means of egress.

A new four-station scrub sink alcove will serve the three operating rooms. The restricted corridor will feature gurney storage areas serving each of the operating rooms. A new sterile storage room shall be provided, and will connect to the existing sterile storage room to augment storage capacity and accessibility. New mechanical, electrical, and data rooms shall be provided to house new and relocated mechanical and electrical components.

A new roof-mounted air handler unit and exterior ducting shall be provided. The new exterior mechanical systems shall be screened and enclosed. New electrical sub panels, distribution and lighting shall be provided.

By working closely with CHUM staff, the preliminary design and engineering of the project has matured to meet the various requirements that have been expressed during the review process. The project parameters in some cases have evolved beyond the original intent and are considered additional alternatives to the original scope of work.
